Worst title Co ever. Choose your own Title Co and pay the fees because they are so expensive it will even out anyway.
We will hopefully be closing my clients escrow soon with Land Safe Title, 101 S. Marengo Ave in Pasadena Ca. I had never actually spoke to the escrow officer one time. It was always one of her so called "assistants". I opted to wait for her once and waited for 30min, got frustrated and hung up. But that's beside the point. My buyers signed loan doc's and paid their remaining balance that was listed on the Estimated HUD 1. You would think the title company would have all the figures right. Right? WRONG! Day before funding I receive an email from one of the "assistants" saying my buyer is $1055.00 short on their funds to close! How do you go to your buyer right before closing and say "If you want your house we need another $1000 that you weren't told about". Apparently they forgot to add in the second installment for taxes since it is so close to April. I understand taxes need to be paid but it would have been nice if they were on the HUD in the first place instead of delaying closing escrow, telling my clients they need another thousand and costing them more money for the wire. This title company is unreal. If your clients are buying a B of A foreclosure it is worth paying for escrow fees and choosing your own title company because you DO NOT want to deal with Land Safe Title. By the way their fees are so expensive it will probably even out anyway.
